In just before Christmas


Well we have our new home inspection on Tuesday, to point out all the faults and then Carlsile homes have 1 to 2 weeks to fix, then final inspection and then we get the keys a few days after that. All over and done with in 5 months. It has gone way too fast for us.
We had someone come in a try to steal our sink last week and also had some neighbour house vandalised all the windows were smashed and wholes were put in all their walls. Finger crossed nothing like that happens to ours.
Still not happy with the brick colour we choose so later down the track we want to render the front of the house.

More progress and nearly at the end of the road.



This week all the down lights, garage door,tiles are all finished have been put in it looks excellent. Know we have to organize quotes for the driveway and blinds hopefully we can get it all done by Christmas finger crossed.

Home stretch already.







Wow how time flys, bricks are finished, first coat of render is done, 3 coates of paint done,architraves, basins,caearstone bench tops are finished, stairs are in and they just started the tiling should be finished on wednesday. Only floor boards, carpet and downlights left to do. Final inspection around about the 18th November and they keys 2 weeks after that, so we should be in by the 1st week of December, they are unbeliveably fast, they don't muck around. Not 100% happy about the brick colour we choose but not its not too bad, still wished we choose Nougat but didn't want the stress that came with it.

bricks go up




Brick layers have started, not to sure if I like the colour though we will have to see when the render is finished to see if it all matches. Plastering has started inside today so we will be at lock up stage soon.

We have a roof!











All the roof tiles have put up now, bricks have been delivered so on to the next stage. hopefully we have chosen the right colour brick, fingers crossed we will hopeful see soon.

Frame finished. Next..





Frames all finished. Had a frame inspection yesterday with the SS and is all good. Next week we should be starting with the guttering and roof tiles will go up.

2nd floor frame is up.







Can't believe they have done some work this week as the weather has been really bad. But they have managed to put in all the windows on the bottom floor. They have also put down the floor for the second storey and are half way finishing with second floor framing so soon they should be starting on the roof.

We had our slab poured yesterday and I was a bit worried cause it started pouring down during the night. But had a look this morning it was fine. Still need some smoothing over. Hopefully it dries fast before it rains again. Very exciting though.

Drains, electric box and temporary fences with locks have gone up today. Now just waiting for slab to get poured next wednesday hopeful it doesn't rain for the next couple of weeks at least.

Site Start Yippee!

We have site start in a couple of days finally, can't wait to get the temporary fencing up as I have heard some trucks have been dumping rubbish and soil on some people's land. So now I am slightly paranoid it will happened to us, so I have been driving up and down to check. Also trucks or four wheels drives have been doing burnouts in the mud and have messed up some peoples front nature strip.Grrrr! Anyway a week from now we should have the slab poured, I hope it doesn't rain, bring on the sun.

Getting closer.




Finally got our land titled last week. Land settlement will be this Monday and we just signed the last of the papers for Carlisle to commence building this month hopefully. Just went for a drive over there today to check on any progress and we have now got a front water tap and grass is slowly growing in the front nature strip but im sure that will disappear once the builders start.

OMG here we go no turning back now. Contract signing

We finally received our contract on Wednesday and we already had made an appointment on Thursday to sign the contract but we though we would have at least had a few days to read over the contract. But it was all rushed and the courier drop the contract at the wrong house another contract had to be sent out.
The CLO was really understanding she told me once you see the contract and you dont feel that u have enough time to read over it then we can reschedule the appointment. The contract was all very straight forward just a couple of mistakes on where the a/c would be and we were just not allowed to to put our haffle bin under the sink cupboard so it change to a different position in the kitchen. I had all my questions written down and she was able to answer them and we were very happy with signing on that day. Although our loan was not yet unconditionally approved, the bank said they dont anticipated any declining of the loan. So now all we have to do is wait until our land settlement on July 5th and if that runs smoothly then we should start mid July or Early August. Can't wait, now its just a waiting game.

Tender

Had our Tender yesterday and they had a few mistakes on the documents but was easily fixed up. We had to upgrade the balcony doors to either french doors or wooden sliding doors which was a Williams Landing requirement (u aren't alowed any aluminium balcony doors)so orginally CH quoted $1200 for french doors and I told her I really didn't want to be spending that kind of money on the doors as I didn't really care to much about them and plus I was already paying another $2500 for council requirements which I'm not to happy about. I would rather spend the money elsewhere but we noticed on the display home they only had timber sliding doors so we were able to change it but I still have to pay $550. Also the house set back was wrong they had a 5.6m set back when I wanted 4.5 m setback to maximise te backyard, so that had to be changed. And just some other minor thing but altogether we spent abou $20,000 on extras including the refridgerative cooling.
So in a few weeks we just need to sign the contracts and pray that our land we be titled and ready on time. As they told me if it is then they will be finished before Christmas (unbeliveable).

Land is nearly ready Yipee!



We can now drive into our street and past our block of land. Finally. We have a gum tree on left of our nature strip and a street light on our right. I also noticed that the next door neighbor will be building his garage right next to ours as there is a double driveway, not sure if that is a positive or a negative thing yet we will see.
Picture at top is the proposed train station that is suppose to be finished by now but haven't even started yet. Hurry up!.

Color selection appointment




Though I was looking at a really long and stressful day, I was told I would be there from 9-5pm with an hour break for lunch, but I was finished by 12.30pm.
I had a great consultant very helpful.
First was structural plan, I added a cavity sliding door to the ensuite and rumpus rooms.
I altered the 2 windows in the bathroom.
Added added an extra bench and cabinets to the laundry.

Secondly was the electrical plans. I added 38 down lights to downstairs, sensor light to the garage and the back of the house. A few tv points, telephone points and electrical points.
And two features lights outside on top of the balcony.
Then was the bricks, my first choice was the fawn and 2nd was Nougat.


Render-pale earth, beige royal and ricochet.
Roof tile was barramundi. Aluminum windows are Anodic grey.
Gutter, fascias , garage and front entry door is Dune.

Kitchen- went with ice snow stone benches, starfire
splash back colour doe, polar white laminex cabinets and frost polar white perspex doors.
Overall It was a great day I really enjoyed it. Now I cant wait to see It all come together. But I still have to get the prices. My tender will be this friday hopefully I didnt go over board.

Confused.




2 days till my colour selection appointment and I'm not sure which brick I will put as my first preference Austral Brick Ash or Fawn. It so hard to make a decision when u can't see what it looks like beforehand. Grrrr.

Today we went to the Spectra and we able to look at brick colours, carpet colour, tiles etc for the home. Ii was soo overwhelming and soo hard not to upgrade everything. Saturday 10th March 2010.

Even more excited

Today we were able to sit down with the sales consultant and go through the extras and what was standard in home. Saturday 27th March 2010

How exciting, finally found a house we like.







After looking at display homes for about 6 years. Finally we were able to fall in love with one and able to have enough courage to put a deposit on one.
The pink cross on the 1st picture is where our land is and the second picture is of the town centre of Williams Landing which is will be across the road from us. Thursday 25th March 2010.
